The townhouse and condo market is also seeing improved absorption, though the dynamics differ. Closed sales rose 16% to 1,049, yet the median sale price declined 1.8% to $265,000. Inventory dropped 17% to 9,688 units, and months supply improved to 10.1 months from 12.3 months, indicating gradual rebalancing. New listings fell 9.6%, and pending sales inched up 1.3%, pointing to steady but more measured activity compared to the single family sector. This segment continues to offer opportunities for buyers seeking flexibility and negotiating room.
