Palm Beach County Market Update

The Palm Beach County real estate market in March 2025 continued to adjust, with more inventory giving buyers increased options while pricing trends softened slightly. Here’s how both the single-family home and townhouse/condo markets performed:


Palm Beach County Single-Family Home

  • Closed Sales: 1,255 homes sold, up 2.4% year-over-year.

  • Median Sales Price: $625,000, down 2.3% compared to March 2024.

  • Active Inventory: 6,487 homes, a 28% increase from last year.

  • Months Supply of Inventory: 5.8 months, up from 4.4 months a year ago.

  • New Listings: 2,047 homes listed, up 15% year-over-year.

  • New Pending Sales: 1,464, a slight 0.1% increase compared to last year.

The single-family home market is seeing more availability and stable buyer activity, even as prices ease slightly, offering fresh opportunities for both buyers and sellers.

Palm Beach County – Townhouses and Condos

 
  • Closed Sales: 954 townhouse/condo units sold, down 4.3% year-over-year.

  • Median Sales Price: $310,000, down 6.1% from March 2024.

  • Active Inventory: 8,471 units, a 30% rise compared to last year.

  • Months Supply of Inventory: 10.3 months, up from 6.8 months a year ago.

  • New Listings: 1,945 new units listed, up 4.0% year-over-year.

  • New Pending Sales: 1,070 units, down 11% compared to last year.

The townhouse and condo market is becoming more competitive for sellers as inventory grows and prices moderate, creating better opportunities for buyers across Palm Beach County.

Palm Beach County’s housing market in March 2025 showed signs of rebalancing. Inventory levels climbed across both single-family homes and townhouse/condo properties, while median prices dipped slightly. Buyer activity held steady for single-family homes but declined for townhouse and condo sales, pointing to increased buyer leverage and longer decision timelines in a more supply-rich environment.
