Broward County Market Update

Broward County’s residential market entered July with a clearer divide between property types, while a broad reduction in available homes reshaped the conversation for both buyers and sellers. Single family homes gained momentum as sales rose 8.0 percent year over year to 1,139 and the median sale price climbed 4.8 percent to $650,000. At the same time, inventory fell sharply to 4,416 active listings, down 25 percent from last year, signaling that demand is absorbing available supply more efficiently than it was a year ago.

Broward County Single-Family Homes

For single family homes, the drop in months of inventory from 6.0 to 4.3 months is especially meaningful. That shift moves the market closer to balanced conditions and gives well positioned sellers more confidence, particularly in neighborhoods where desirable homes remain limited. New listings declined 8.2 percent to 1,473, yet new pending sales increased 5.0 percent to 1,152. This combination suggests that buyers are still stepping forward when a home offers the right location, condition, and value. With fewer new properties entering the market and more contracts being written, pricing pressure could continue to build through the next phase of activity.

Broward County Townhouse and Condo Market

The townhouse and condo market tells a more measured story. Closed sales slipped 2.8 percent to 1,018, while the median price declined 3.8 percent to $255,000. Even so, the supply picture has improved considerably. Active inventory dropped 16 percent to 9,533 properties, and months of inventory narrowed from 12.0 to 10.0 months. This remains a buyer favorable segment, but the reduction in supply means buyers may have less room to wait indefinitely for ideal pricing.

New townhouse and condo listings fell 12 percent, while pending sales decreased 3.8 percent. That slower contract pace may reflect affordability considerations, financing costs, association requirements, and careful buyer decision making. For entry level purchasers, downsizers, and investors, the townhouse/condo segment still offers a wider selection than single family homes, although sellers who respond to current competition with realistic pricing can stand out.

Broward County is becoming more competitive in single family homes, while townhouse and condo buyers retain greater negotiating leverage. Buyers should be prepared to act decisively on well priced single family opportunities, and sellers should focus on presentation and market based positioning, especially in the higher inventory townhouse/condo segment.
