Active inventory fell 13 percent to 370 listings, and months of inventory declined from 6.6 months to 4.6 months. New listings also slipped 12 percent to 84, meaning fresh supply is not keeping pace with the increase in completed transactions. Meanwhile, 78 new pending sales, up 24 percent year over year, indicate that buyer engagement remained strong through the month. The townhouse and condo market tells a slightly different story. Closed sales declined 9.9 percent to 64, yet the median sale price climbed 12 percent to $325,000. Inventory remains more abundant than in the single family segment, with 549 active listings and 8.2 months of supply, but that availability has tightened substantially from 11.4 months a year earlier. For purchasers seeking a more accessible entry point, a lock and leave residence, or an investment opportunity, townhouse and condo options still provide greater variety. However, new pending sales increased 17 percent to 68, suggesting demand is beginning to absorb some of that supply.
