West Palm Beach entered July with a noticeably firmer residential market, led by stronger single family home sales, rising prices, and a meaningful reduction in available inventory. The figures point to a market where well positioned properties are finding buyers more readily, even as the overall selection of homes has narrowed. With pending activity climbing in both property categories, the market may be building momentum heading into the next sales cycle.

West Palm Beach Single-Family Home 

Single family homes delivered the clearest signal of renewed demand. Closed sales reached 79, a 34 percent increase from the prior year, while the median sale price rose 16 percent to $565,000. That combination suggests buyers were not only more active, but also willing to compete for homes in higher price ranges. Active inventory fell 13 percent to 370 listings, and months of inventory declined from 6.6 months to 4.6 months. This shift brings the segment closer to balanced conditions and reduces the cushion buyers had for extended comparisons and negotiations.

New listings also slipped 12 percent to 84, meaning fresh supply is not keeping pace with the increase in completed transactions. Meanwhile, 78 new pending sales, up 24 percent year over year, indicate that buyer engagement remained strong through the month. If that contract activity converts into closings, sales volume could remain elevated in the near term, particularly for homes that align with current buyer expectations on condition, location, and value.

West Palm Beach Townhouses and Condos 

The townhouse and condo market tells a slightly different story. Closed sales declined 9.9 percent to 64, yet the median sale price climbed 12 percent to $325,000. Inventory remains more abundant than in the single family segment, with 549 active listings and 8.2 months of supply, but that availability has tightened substantially from 11.4 months a year earlier. For purchasers seeking a more accessible entry point, a lock and leave residence, or an investment opportunity, townhouse and condo options still provide greater variety. However, new pending sales increased 17 percent to 68, suggesting demand is beginning to absorb some of that supply.

Buyers should be prepared to act decisively when a well priced property appears, while sellers should focus on presentation and pricing that reflect the more selective nature of today’s consumer.
