MARTIN COUNTY MARKET UPDATE
Martin County entered July with a noticeably firmer residential market, led by stronger single family demand and a sharp reduction in available homes. Single family closings climbed 23 percent year over year to 211, while the median sale price reached $599,900, up 4.3 percent. At the same time, active inventory fell 21 percent to 696 homes and months of inventory contracted from 5.6 to 3.7 months. That combination points to a market where well positioned homes are facing less competition and buyers have less time to wait for the right opportunity.
Martin County Single Family Home
In the single family segment, the rise in sales is especially meaningful because it occurred alongside a smaller inventory base. New listings were nearly unchanged, increasing just 1 percent to 203, yet pending sales also edged higher to 184. This indicates that buyer activity has continued to absorb supply at a healthy pace. The current 3.7 months of inventory suggests conditions are leaning toward sellers, although not to the extent of an overheated market. Sellers who prepare their homes carefully and align pricing with recent comparable sales may benefit from a more favorable negotiating environment, while buyers should be ready to act quickly when a property meets their needs.
Martin County Townhouses and Condos
The townhouse and condo market is moving in a different direction. Closed sales rose 6.9 percent to 77, and pending sales increased slightly to 77, showing that demand is still present despite softer pricing. The median sale price declined 11 percent to $230,000, which may be creating a more compelling entry point for first time buyers, downsizers, second home purchasers, and investors. Inventory also tightened, falling 19 percent to 514 active listings, but 5.6 months of supply remains meaningfully higher than in the single family market. That gives townhouse and condo buyers more room to compare properties, evaluate association costs, and negotiate based on condition, location, and seller motivation.
Overall, Martin County is becoming more competitive for single family homes while townhouse and condo conditions are offering a more value oriented path into the market. Buyers should expect stronger competition for desirable detached homes, while sellers should recognize that property type, price point, and presentation are shaping outcomes more than ever.
