Real Estate Market Update for Hillsboro Beach in March 2026

March 2026

Hillsboro Beach Real Estate Market Update

Hillsborough County's real estate market kept things interesting in March 2026, with trends that tell a nuanced story for buyers and sellers alike. With prices holding steady, inventory shifting, and buyer activity adjusting across both property types, March 2026 gives us plenty to unpack whether you are thinking about buying, selling, or simply keeping an eye on the market.

Hillsboro Beach – Single-Family Homes

The single-family home market in Hillsborough County remained grounded in March with 1,348 closed sales, reflecting a modest dip of 2.1% compared to last year. The good news for sellers is that the median sale price held firm at $415,000, unchanged from a year ago, signaling that home values are not budging despite softening activity. Active inventory came in at 4,396 homes, down 3.7% year over year, while months supply of inventory held at 3.6 months, the same as a year ago. New listings dropped 14% to 1,721 and new pending sales slipped 3.4% to 1,492, painting a picture of a market catching its breath rather than losing steam.

Townhouses and Condos – Hillsboro Beach

The townhouse and condo segment offered a bit more energy this March. Closed sales actually climbed 3.4% year over year, reaching 367 transactions, which is a welcome sign of demand. The median sale price for townhouse and condo properties held steady at $279,995, unchanged from a year ago. However, active inventory fell a notable 9.3% to 1,810 units and months supply of inventory nudged up to 5.6 months from 5.5 months a year ago. New listings dropped sharply by 23% to just 519 and new pending sales fell 7.6% to 378, suggesting that while buyers are closing deals, fresh supply is becoming harder to find.

Hillsborough County real estate in March 2026 is a market of quiet resilience. Prices are holding, inventory is tightening in spots, and buyers who are ready to move are still finding opportunities across both home types.
