The Lighthouse Point housing market in May 2025 reflected continued adjustments in both pricing and inventory, with stronger buyer activity in the single-family home segment. Meanwhile, the townhouse and condo sector saw contrasting trends with a sharp rise in supply and a slowdown in sales activity.

Lighthouse Point Single-Family Homes 

  • Closed Sales: 15 (↓12% year-over-year)

  • Median Sales Price: $1,600,000 (↑14%)

  • Active Inventory: 118 (↑24%)

  • Months’ Supply of Inventory: 9.4 months (up from 7.2 months)

  • New Listings: 25 (↑19%)

  • New Pending Sales: 16 (↑14%)

Despite a dip in closed sales, the single-family home market in Lighthouse Point posted a significant rise in median prices, indicating sustained demand for luxury properties. Inventory levels continued to expand, offering buyers more choices than the year prior.

Lighthouse Point Townhouses and Condos 

  • Closed Sales: 6 (↓33% year-over-year)

  • Median Sales Price: $307,500 (↑76%)

  • Active Inventory: 80 (↑48%)

  • Months’ Supply of Inventory: 13.9 months (up from 8.3 months)

  • New Listings: 10 (↓29%)

  • New Pending Sales: 7 (↓36%)

The townhouse and condo segment experienced a pullback in sales activity alongside a sharp increase in inventory and months of supply. However, the dramatic price jump suggests that higher-end or newly renovated properties may be driving pricing upward, even as overall demand eases.
