Spring has arrived in Martin County, and the real estate market is responding with unmistakable energy. Buyers are moving with purpose, sellers are seeing stronger demand, and the numbers across both property types paint a picture of a market that is gaining serious momentum as the season heats up.

Martin County Single Family Home 

Single-family home sales surged in March, with 210 closed transactions representing a robust 21% increase compared to a year ago. The median sale price climbed to $606,250, up 2.8% year over year, suggesting that values are holding firm even as affordability remains a conversation in the broader market. Active inventory dropped sharply by 23% to just 777 homes, and months supply of inventory fell to 4.4 months from 6.2 months a year ago, meaning competition among buyers is intensifying. New listings came in at 262, down 3.7% from last year, while new pending sales soared 35% to 253, a clear signal that buyer demand is outpacing supply heading into the spring selling season.


Martin County Townhouses and Condos

The townhouse and condo market absolutely stole the show in March, posting a remarkable 43% jump in closed sales to 134 transactions. New pending sales also rose 8.4% to 129, reflecting continued appetite from buyers seeking more accessible price points. The median sale price for townhouse and condo properties came in at $259,500, a modest 2.8% dip from a year ago, which is actually drawing more buyers into this segment. Active inventory fell 19% to 634 units, and months supply dropped to 7.3 months from 10.0 months the prior year. New listings declined 7.1% to 145, keeping the available pool relatively tight.
