March arrived with energy in the Miami-Dade County real estate market, and the numbers back it up. Buyers showed up in force, pending sales climbed across the board, and the data reflects a market that is finding its footing after months of transition. Single-family home activity in Miami-Dade County had a strong March. Closed sales jumped 11% year over year to 1,063, and new pending sales surged 13% to 1,272, signaling that buyer demand is very much alive. The median sale price held steady at $674,000, up just 0.6% from a year ago, suggesting the market is stabilizing rather than overheating. Active inventory tightened considerably, falling 7.4% to 4,902 homes, and months supply of inventory dropped to 5.7 months, down from 6.0 months a year ago. New listings also declined 18% to 1,461, meaning well-priced homes are not sitting around for long.

Miami-Dade Townhouses and Condo

The townhouse and condo market showed its own encouraging signs in March. Closed sales rose 2.9% year over year to 1,071, and new pending sales jumped an impressive 14% to 1,243, pointing to growing buyer confidence in this segment. The median sale price inched up 1.7% to $445,000, a welcome shift after months of softening. Active inventory decreased 8.1% to 11,986 units, and months supply of inventory eased to 13.0 months, down from 13.2 months a year ago. New listings fell 16% to 2,121, gradually helping to rebalance a segment that had been carrying heavy supply.
