The townhouse and condo segment delivered its own impressive story. Closed sales rose 6.2% to 1,060, and the median sale price climbed to $340,000, a healthy 6.3% increase from a year ago. Active inventory in this category dropped 18% to 6,904 units, and months supply fell from 10.4 to 8.2 months, a meaningful improvement reflecting growing buyer interest. New pending sales jumped 10% to 1,100, while new listings declined 12% to 1,482, echoing the same supply pressure seen in the single-family market.
