Spring arrived early for the Palm Beach County real estate market, and buyers wasted no time making their presence felt. March 2026 delivered one of the more compelling months in recent memory, with sales climbing, inventory shrinking, and prices holding firm across both major market segments. If the market had a mood this month, it was confident.
Single-Family Homes
Single-family home activity came in strong, with 1,434 closed sales marking a 14% increase from a year ago. The median sale price reached $645,000, up 3.2% year over year, reflecting steady appreciation without the froth that can sometimes unsettle buyers. Active inventory continued its decline, falling 14% to 5,574 homes, and months supply of inventory tightened further to 4.7 months, down from 5.8 months a year ago. New listings dropped 14% to 1,757, but buyer appetite remained healthy as new pending sales climbed 9.6% to 1,605, a clear sign that demand is outpacing available supply.
Palm Beach County Townhouse and Condo Market Heats Up
The townhouse and condo segment matched that energy and then some. Closed sales rose 11% to 1,061 transactions, while new pending sales jumped 10% to 1,180, showing that buyers are actively pursuing this category with real conviction. The median sale price increased 6.5% to $330,000, making it one of the stronger appreciation stories of the month. Active inventory fell 16% to 7,098 units, and new listings declined 17% to 1,608, while months supply of inventory improved significantly to 8.5 months, down from 10.3 months a year ago.
