The single-family market in West Palm Beach came in strong this April. Closed sales reached 113, a remarkable 30% increase from a year ago, signaling renewed buyer confidence across the city. New pending sales followed suit, jumping 27% to 104, which suggests the momentum is not slowing down anytime soon. New listings came in at 105, up just 1% from last year, keeping supply relatively tight. Active inventory sits at 443 homes, down 6.9% from a year ago, and months supply of inventory dropped to 5.9 months from 7.0 months the prior year. The median sale price settled at $610,000, which is down 13% from a year ago, offering buyers a window of opportunity that may not stay open forever.

West Palm Beach Townhouses and Condos 

The townhouse and condo segment is telling its own compelling story. Closed sales rose 24% to 89 transactions, and new pending sales surged an impressive 53% to 116, the strongest demand signal in this report. Median sale price came in at $340,000, a modest 2.7% increase from last year, reflecting relatively stable pricing. Active inventory stands at 634 units, down 17% from a year ago, and months supply of inventory decreased to 9.8 months from 12.3 months the prior year. New listings declined 20% to 110, which means serious buyers need to move with intention.
