  • Median Sales Price: $626,500 (up 1.8% YoY)

  • Active Inventory: 5,311 (up 14% YoY)

  • Months’ Supply of Inventory: 5.4 months (up from 4.6 a year ago)

  • New Listings: 1,357 (down -7.7% YoY)

  • New Pending Sales: 1,083 (up 2.2% YoY)

The single-family segment continues to demonstrate healthy growth, with rising sales and stable pricing suggesting solid demand. The increase in inventory and months’ supply points toward a more balanced Broward County housing market, creating favorable conditions for both buyers and sellers.

  • Closed Sales: 973 (up 5.5% YoY)

  • Median Sales Price: $275,000 (down -2.3% YoY)

  • Active Inventory: 10,894 (up 14% YoY)

  • Months’ Supply of Inventory: 11.6 months (up from 8.7 a year ago)

  • New Listings: 1,753 (down -9.5% YoY)

  • New Pending Sales: 1,048 (up 7.0% YoY)

The townhouse and condo market remains active, with a noticeable increase in available listings and moderate sales growth. Slight price adjustments indicate normalization after prior gains, offering opportunities for buyers seeking value in South Florida real estate.
