Boca Raton’s July real estate market showed a notable split between strong price appreciation and a changing pace of buyer activity. Single family homes gained momentum as inventory fell sharply and pending contracts increased, while the townhouse and condo segment posted exceptional completed sales and pricing gains but showed a softer pipeline for the months ahead. Overall, the city is moving away from the more supply heavy conditions seen last year, although the experience differs depending on property type.
Boca Raton Single-Family Home
In the single family market, 92 homes closed during July, a 19 percent increase from a year earlier, while the median sale price climbed 23 percent to $1,398,750. That combination points to meaningful demand at higher price points rather than price growth driven solely by a limited number of transactions. Available inventory declined 27 percent to 266 homes, reducing supply to 3.4 months from 5.3 months last year. This places much of the single family market in a more competitive range, particularly for homes that are well located, properly prepared, and positioned close to current buyer expectations.
The forward looking numbers reinforce that momentum. New pending sales rose 25 percent to 95, exceeding the 86 new listings that came to market during the month. With new listings down 17 percent year over year, the market is absorbing available options faster than fresh supply is arriving. Buyers may find that waiting for a broader selection does not necessarily improve their negotiating position if demand continues to convert quickly into contracts.
Boca Raton Townhouses and Condos
The townhouse and condo market also delivered strong results, with closed sales rising 39 percent to 79 and the median sale price increasing 37 percent to $520,000. Inventory contracted 23 percent to 435 active listings, bringing supply down to 6.5 months from 9.1 months. Even so, townhouse and condo buyers retain more room to compare properties and negotiate than purchasers in the single family segment. New listings increased 5.4 percent to 98, while pending sales fell 14 percent to 59, suggesting that completed July sales reflected earlier demand and that buyers are becoming more selective amid a wider range of choices.
For buyers, Boca Raton offers two distinct opportunities: faster moving single family homes and a townhouse and condo market where diligence can uncover greater leverage. Sellers should recognize that rising values do not eliminate the need for sharp pricing and presentation, especially where buyers have comparable options.
