Lighthouse Point Single-Family Homes 

The single-family segment tells a story of confidence returning to the higher end of the local market. The median sale price reached 1,675,000 dollars, a 19 percent increase year over year, reflecting continued appetite for well located homes near the water and updated interior finishes. Active inventory has pulled back to 84 properties, a 23 percent decline, and months of inventory now sits at 5.4 compared with 8.4 a year ago. That shift moves Lighthouse Point closer to a seller leaning environment, though not aggressively so. New listings came in at 15 and new pending sales at 12, both slightly below last June, which suggests that owners are still measured about listing, while the buyers who are active are moving with purpose. Active inventory eased to 65 units and months of inventory improved to 10.3 from 14.3. Supply remains ample, but the jump in pending activity hints that entry level buyers, seasonal residents, and investors are quietly returning, drawn by relative affordability compared with the single-family tier.
