MIAMI DADE - MARKET UPDATE

Miami-Dade County’s July housing market showed two distinctly different stories unfolding at once. Single-family homes continued to gain pricing strength as supply contracted, while townhouse and condo sales accelerated even as buyers retained more room to negotiate. Countywide sales rose for the eleventh consecutive month, with single-family transactions increasing 5.6 percent and townhouse and condo closings up 11 percent from last year.

Miami-Dade Single Family Home 

The single-family market is becoming more constrained. Closed sales reached 909 in July, while the median sale price climbed 3.8 percent to $685,000. That combination points to durable demand rather than a price increase driven solely by a handful of high-end transactions. At the same time, active inventory fell 23 percent to 4,275 homes, and months of inventory narrowed sharply to 4.8 months from 6.6 months a year earlier.

Fewer new listings are entering the market, with 1,203 properties coming available, down 14 percent year over year. Yet 916 new pending sales were recorded, only 3.5 percent below last July. In practical terms, demand has remained close to last year’s pace despite a considerably smaller flow of fresh choices. This environment rewards homes that are presented well and positioned close to current market value, because buyers may have less ability to wait for a comparable alternative.

Miami-Dade Townhouses and Condo

The townhouse and condo segment is seeing a meaningful pickup in transactions, with 1,026 closed sales, up 11 percent year over year. However, the median sale price eased 1.5 percent to $400,000, showing that buyers remain selective and price conscious. For purchasers seeking a more accessible entry point, a downsizing option, or a property with lower upfront cost than a detached home, this segment offers a wider field of opportunity.

Inventory declined 12 percent to 11,324 active listings, but the market still held 12 months of supply, far above the single-family level. New pending sales edged up 1.1 percent to 1,043 while new listings dropped 14 percent, suggesting that demand is gradually absorbing supply without yet creating the urgency present in detached homes. Buyers are actively engaging, but they have time to compare association costs, building condition, location, and pricing before committing.

Miami-Dade is not moving as one uniform market. Single-family homes are tilting toward tighter competition and continued price resilience, while townhouse and condo properties provide more negotiating flexibility despite stronger sales activity. Buyers should prepare carefully and move decisively when a well-priced single-family property appears. Sellers should pay close attention to the segment they are competing in, since a strategy that succeeds for a detached home may not translate directly to a townhouse or condo listing.
