December brought remarkable energy to the North Palm Beach Village real estate market, with both single-family homes and townhouse/condo sales showing impressive year-over-year gains. Buyers returned to the market in force, while inventory constraints continued to shape pricing dynamics across different property types.

North Palm Beach Single-Family Home

The single-family home segment delivered outstanding results in December, with 14 closed sales representing a dramatic 180% increase from the previous year. This surge in activity pushed the median sale price to $957,500, up 45% year over year. New pending sales skyrocketed by 450% to 11 transactions, signaling continued buyer enthusiasm heading into the new year. However, active inventory fell 40% to just 29 available homes, creating a lean 3.1 months of supply, down significantly from 5.8 months a year ago. New listings also dropped by half to only 5 properties, highlighting the competitive environment for buyers seeking single-family residences in this desirable village setting.

North Palm Beach Townhouses and Condos 

The townhouse and condo market posted equally impressive sales volume, with 17 closed transactions marking a 143% jump from December 2024. Median prices climbed 61% to $475,000, reflecting strong appreciation in this more affordable segment. New pending sales increased 64% to 23 units, demonstrating robust buyer demand. Unlike single-family homes, the townhouse and condo market maintains healthier inventory levels with 169 active listings, up 9% from last year. This translates to 10.4 months of supply, up from 8.4 months previously, giving buyers more options and negotiating room. New listings declined modestly by 9.4% to 29 properties.

North Palm Beach Village's real estate market closed 2025 on a high note, with accelerating sales activity and substantial price appreciation across all property types. While single-family inventory remains tight, the townhouse and condo segment offers more breathing room for selective buyers.
