Palm Beach County Market Update

Palm Beach County entered July with a noticeably tighter housing market, as sales and prices moved higher while the number of available properties continued to shrink. Across both major property types, buyers were purchasing at a faster pace than last year, even as fewer new listings reached the market. That combination is reinforcing competition in well priced homes and narrowing the window for buyers who are waiting for greater selection.

Single-Family Homes 

Single family home sales rose 13 percent year over year to 1,336 closings, while the median sale price climbed 7.6 percent to $660,090. Those gains are especially meaningful because they occurred alongside a 23 percent decline in active inventory, leaving 4,590 homes on the market. Months of inventory fell from 5.5 months to 3.7 months, a level that points to a market with considerably less negotiating room than buyers had a year ago.

New listings declined 5.1 percent to 1,433, so the supply pipeline is not fully replacing the homes being absorbed by buyers. At the same time, new pending sales increased 5.4 percent to 1,264, indicating that contract activity remains healthy heading into the next reporting period. For sellers, the market is rewarding homes that are presented well and positioned correctly from day one. For buyers, preparation matters more when attractive properties are drawing attention quickly.

Palm Beach County Townhouse and Condo 

The townhouse and condo market showed even stronger improvement in completed transactions, with closed sales up 19 percent to 914. The median sale price increased 4 percent to $312,500, maintaining a more accessible price point relative to single family homes while still showing upward pressure on values. Inventory dropped 19 percent to 5,853 properties, and supply tightened from 9.3 months to 6.7 months.

Although townhouse and condo buyers still have more room to compare options than single family buyers, that advantage is shrinking. New listings slipped 6.2 percent to 1,207, while pending sales edged up 0.7 percent to 860. This suggests continued interest from first time purchasers, downsizers, and buyers seeking a lower maintenance lifestyle, particularly where location and amenities align with value.

Overall, Palm Beach County is moving toward a more competitive and increasingly balanced environment, with single family homes showing the greatest seller advantage. Buyers should expect less excess inventory and should be ready to act when the right property appears. Sellers should recognize that declining supply supports value, but pricing still determines whether a listing becomes the next contract or remains part of the available inventory.
