Palm Beach Gardens entered July with a noticeably more competitive residential market, led by strong single family home demand and a meaningful reduction in available inventory. Sales activity accelerated while supply tightened, creating conditions that supported substantial price gains across both major property segments. The data points to a market with real momentum, although the pace of future transactions may depend on whether new listings continue reaching the market.
Palm Beach Gardens Single Family Homes
Single family homes produced the clearest sign of strength. Closed sales reached 82 in July, a 37 percent increase from last year, while the median sale price climbed 26 percent to $1.07 million. That combination suggests buyers were not simply purchasing more homes, but were also willing to compete at higher price points. Active inventory fell 18 percent to 279 properties, reducing the months of inventory from 5.4 months to 3.6 months. This shift matters because a market near three to four months of supply often gives well positioned sellers greater confidence, particularly when homes are priced in line with current buyer expectations.
New listings increased 19 percent to 74, yet that additional supply was not enough to offset stronger demand. New pending sales rose 25 percent to 75, slightly surpassing the number of homes newly introduced during the month. Pending activity can be an early indication that completed sales may remain elevated in the coming months, especially if mortgage and seasonal conditions continue encouraging buyer movement.
Palm Beach Gardens Townhouses & Condos
The townhouse and condo market also saw a stronger July, though with a more selective demand pattern. Closed sales rose 24 percent to 62, and the median sale price increased 9.6 percent to $386,250. Inventory declined 18 percent to 191 properties, bringing supply down from 5.3 months to 4.0 months. This gives townhouse and condo sellers a firmer market than they experienced a year ago, while still leaving purchasers with somewhat more room to compare options than in the single family segment.
Although new townhouse and condo listings increased 30 percent to 56, new pending sales slipped 9.1 percent to 40. That contrast may reflect buyers taking more time to evaluate association fees, financing considerations, building conditions, and value differences among available communities. For entry level buyers, downsizers, and investors, townhouse and condo options remain an important affordability alternative, but pricing and property condition are becoming increasingly important in securing a timely sale.
