The single-family home market delivered impressive volume with 60 closed sales, marking a remarkable 46% increase compared to December 2024. However, the median sale price of $499,500 reflected a 10% year over year decline, suggesting that realistic pricing has become essential for sellers looking to close deals. Active inventory climbed 5.7% to 315 homes, while the months of inventory ticked up slightly to 6.2 months from 5.9 months a year ago. New listings jumped 25% to 89 properties, and new pending sales rose 16% to 44 transactions, indicating healthy buyer interest as the market adjusts to current conditions.

Pompano Beach Townhouses and Condo 

The townhouse and condo segment saw even more dramatic shifts, with 100 closed sales representing a 23% increase from the previous year. The median sale price of $250,000 dropped 23% year over year, creating opportunities for first-time buyers and investors seeking value. Active inventory of 892 units showed minimal change with a slight 1.4% decrease, while months of inventory held steady at 9.8 months. New listings fell sharply by 39% to 118 properties, yet new pending sales managed a 7% increase to 76 units, demonstrating that buyers remain active when they find the right price point.
