February's numbers reveal a market that is finding its rhythm, even as inventory and pricing trends pull in different directions depending on what type of home you are looking for.

Broward County Single-Family Homes

The single-family home market in Broward County showed real resilience in February 2026. Closed sales reached 811, up 1.1% from a year ago, signaling that buyers are still active and motivated. The median sale price climbed to $620,000, a 1.6% increase year over year, reflecting continued demand for this property type. Active inventory came in at 4,931 homes, down 8.0% from last year, which means competition among buyers remains a factor. Months supply of inventory dipped to 5.0 months, down from 5.3 months a year ago, keeping the market in relatively balanced territory. New listings fell 13% to 1,465, while new pending sales rose 4.9% to 1,173, pointing to a market where homes are being snapped up as fast as they come available.

Broward County Townhouse and Condo Market

The townhouse and condo segment painted a different picture in February. Closed sales dipped 2.8% to 767, and the median sale price slipped 1.8% to $270,000, offering potential buyers some room to negotiate. Active inventory totaled 10,833 units, down 7.3% from a year ago, yet months supply of inventory still expanded slightly to 11.5 months, up from 11.4 months last year. New listings dropped sharply by 21% to 1,908, while new pending sales edged up 0.7% to 1,129, suggesting that motivated buyers are beginning to take advantage of the softer pricing environment.
