Martin County's real estate market wrapped up 2025 with a flourish, delivering encouraging signals for both buyers and sellers as the year came to a close. December's numbers painted a picture of a market finding its rhythm, with sales activity heating up across property types while inventory levels remained relatively tight in the single-family segment.

The single-family market demonstrated impressive momentum in December, with 229 closed sales representing a robust 30% jump from the previous year. Despite this surge in activity, the median sale price held remarkably steady at $600,000, climbing just 2.6% year over year. This modest appreciation suggests the market has found a sustainable pricing sweet spot that's attracting buyers without overheating.
Inventory dynamics continued to favor sellers, with active listings down 5.3% to 785 homes and the months of supply dropping from 5.1 to 4.5 months. Unlike their single-family counterparts, townhouse and condo listings increased 13% to 131 new properties, pushing active inventory up slightly by 0.3% to 637 units. The months of supply edged up to 8.0 months, providing more breathing room for buyers. Pending sales exploded 58% higher to 90 deals, suggesting this segment's momentum should carry into early 2026.
