MIAMI DADE - MARKET UPDATE

The Miami-Dade County housing market closed out 2025 with a fascinating mix of robust sales activity and cautious pricing adjustments. While buyers found more inventory to choose from and sellers navigated a slightly softer pricing environment, the overall picture reveals a market finding its equilibrium after years of dramatic swings.

Miami-Dade Single Family Home 

Single-family home sales climbed 3.7% year over year, with 860 closings in December. The median sale price settled at $660,000, representing a modest 2.2% decline from last year. Perhaps the most telling indicator of market conditions is the months of inventory, which rose from 5.2 to 6.2 months, suggesting a gradual shift toward a more balanced market. Active inventory increased 12% to 5,251 homes, giving buyers more options than they've had in recent years. New listings edged up just 1.0% to 1,097, while new pending sales surged an impressive 99% to 802, signaling renewed buyer confidence as the year wrapped up.

Miami-Dade Townhouses and Condo

The townhouse and condo segment saw even stronger sales growth, with closings up 7.9% to reach 1,009 transactions. The median price of $420,000 dipped 2.3% from the previous year, making this segment increasingly attractive to first-time buyers and investors alike. Inventory conditions here tell an interesting story: active inventory rose 6.7% to 12,015 units, while months of inventory increased from 11.1 to 13.2 months. New listings fell 14% to 1,566, yet new pending sales jumped 63% to 842, suggesting buyers are actively engaging with available inventory even as fewer new properties hit the market.
