New listings jumped 16% compared to a year ago, bringing 111 homes to the market, and new pending sales surged an impressive 20%, reaching 59 contracts. That level of buyer activity is hard to ignore. Closed sales came in at 36, down 18% year over year, though that number often reflects deals initiated months earlier. The median sale price held remarkably steady at $511,500, up just 0.3% from last January, signaling a stable pricing environment rather than a volatile one. New listings slipped slightly by 0.8% to 238 available units. The median sale price came in at $249,500, essentially flat with a modest 0.2% dip from a year ago. Active inventory of 804 units, down 20%, and a months supply of 9.0 months, improved from 10.9 months last year, suggest the market is slowly finding its footing even if buyer demand remains cautious.
