Active inventory grew to 5,433 homes, up 9.0%, giving buyers a wider selection than they had last January. Months supply of inventory rose to 6.4 months, up from 5.6 months a year ago, nudging the market slightly more toward balance. New listings surged 12% to 1,829, and new pending sales reached 927, up 4.6%, suggesting the pipeline heading into spring looks healthy.

New listings rose 10% to 2,880, while new pending sales jumped 8.5% to 997, a promising sign that buyers are beginning to engage with the growing selection available.
